How can I improve my financial situation and find employment while dealing with disabilities, vacant rental property, and minimal cash flow?

      I started getting into FIRE in my twenties, I’m now 33.

      I have one property I bought in 2021 which is a rental and just put 20% down on another house, which was pretty much all my cash.

      I’m not cashflowing just yet because my rental is vacant, and I am moving into the house which I just purchased.

      Together these two properties are about $1M…ideally, and the rental rents out for the mortgate note and I am trying to amoritize it (actually, both) as fast as I can.

      The thing is I haven’t worked in 2 years – have been searching for a job for ages.

      I can’t really explain how or why it’s been two years, and I feel I have been sort of forced into retirement already in a sense.

      I am just barely geting by probably because of my hardcore FIRE habits and subsiding off next to nothing.

      I am trying to still look for a job, and I’m studying, but nothing really seems to be working or getting results.

      Plus, I was in 3 accidents about 1.5 years apart in the last 6 years – all other drivers, yeah – and I am currently undergoing at this point treatment for what are severe injuries and permanent injuries.

      Lastly, I was in a disabling accident ten years ago, I was only 23, so I did not have enough work experience and still do not to get any sort of disabilty or ssi.

      Needless to say it’s been a struggle! I am actively trying to rent out the vacant property, and 6-12 months savings/runway + random uber eats type of money in HYSA ~averaging 6% to pay off the new house note (low payments and no PMI due to 20% down).

      I had some money in VOO but took it out. Now I am maxed out on contributions for 2024, as it is an IRA roth or otherwise IDK. I have possibly about $5k to invest right now.

      I was wondering if anyone has experience navigating circumstances like this, being injured young people, disabled, not working, that sort of thing, and also about financial strategy moving forward. I need to make cash and not burn any/take any losses! Obviously.

      I also have no other debt (other than the mortgages) I carry (pay off) about $1k balance across my credit cards every month which I have about 55K of available credit.

      What can I do? I am also a woman, and hope to have children in the next decade, and be as secure and safe as possible after a pretty difficult first third/fourth of life.

        So when you say can’t find a job for 2 yrs, give us some color on that?

        Do you mean in your preferred field? Or any job?

        Do you have physical limitations? Our available hours limitations?

          Somethings not adding up, so I feel like I can’t give advice.

          How do you get a home loan on a house without a job for 2 years?

          I understand what you are asking but . . . . there is missing info.

          What job experience do you have?

          What field are you looking in?

          Why not get any job you can until you find something else as it is hard to have big gaps in your work history.

            I’m sorry to say but this is the opposite of FIRE, you need a job and to be bringing in an income.

            Don’t trap yourself with these houses.

            Sounds like a tough situation but a major part of FIRE is working and earning money so you can have financial independence from the day to day.

            You don’t seem to have any savings, are not bring in income, and have a solid amount of liabilities.

            Consider selling one of the properties if you can’t get a job in the next 2-3 months.

              I would target renting out the property first before looking for a job.
