Okay so I have no debt, have 660k in cash-2 condos I am looking at 480, 420 (I can rent both for 2500-2600, they are seperate cities, I am trying to diversify).
I am thinking of trying to low ball the 420 to 380, thinking of buying that cash, buying the other one with a loan-was approved for max 750 K. I want to own 3-4 properties by the time I retire, I am looking to retire by 50, I am currently 41. What do you guys think with today’s market-FYI I live in California so single homes are so hard to come by. For those invested in property-thoughts?
AaronI wouldn’t be interested in that rent to price ratio. I don’t know the other details but it seems like a pretty low cash on cash return. That’s the metric I care about but others have different goals so it’s possible you aren’t looking for cash on cash return.
For 2 houses and especially if you are self managing 1 area would be better than buying in 2.

RandyDoesn’t seem like a good ROI on either of the investments. Paying 400k for a property that rents for 2500 is not even close to the 1% rule.
I would look at syndication or out of state turnkey investment if u really want to be in real estate.
DavidBuying rentals in different markets isn’t exactly diversification. Distance can create challenges for property owners.
JeannieI think it’s great that you’re buying. Long term appreciation and cash flow. I invest in So Cal real estate. What area is this. Seems like a good return on rent.
